Split System Installed Cost — 2026 Price Ranges
A bedroom split system (2.5kW) costs $1,800–$2,500 fully installed in Melbourne or Sydney. A larger living area unit (5–7.1kW) costs $2,500–$4,800. These prices include the indoor wall unit, outdoor unit, refrigerant piping, electrical connection, drainage, wall penetration, and commissioning.
In Darwin and Far North QLD, logistics and labour vary — a bedroom unit may run $1,375–$2,875 and a lounge unit $2,075–$5,200.
Bedroom vs Lounge — Capacity and Cost
Use the 125 W/m² rule: multiply floor area by 125 to get approximate watts required.
- Bedroom (~20m²): 20 × 125 = 2,500W → 2.5kW system → $1,800–$2,500 installed
- Lounge (~40m²): 40 × 125 = 5,000W → 5kW system → $2,500–$3,800 installed
- Large open-plan (~60m²): 60 × 125 = 7,500W → 7kW system → $3,200–$4,800 installed
What Installation Variables Change the Price?
- Back-to-back install: Cheapest — pipe runs straight through the wall. No extra charge.
- Internal wall pipe drop: Adds $300–$800 when the pipe must run inside the wall cavity before exiting.
- Extended pipe run: Adds $300–$800 when the outdoor unit is further than standard.
- Coastal anti-corrosion treatment: Within 1km of salt air, a Blue Fin or equivalent coating is recommended. Adds $200–$600.
- Concrete slab outdoor unit mount: Required when compacted ground isn't available. Adds ~$270.
How Many Split Systems Do You Need?
For a 3-bedroom home wanting to cool bedrooms individually plus a living area, you'd typically need 3–4 split systems. At $1,800–$2,500 each for bedrooms and $2,500–$4,800 for the living area, a full multi-room installation runs $8,000–$14,000. At that price point, compare against a ducted system which starts from $8,050 — ducted may offer better whole-home comfort for a similar outlay.
Getting a Fair Quote
Always get at least 2–3 written quotes. Ask each installer to specify the unit model, capacity, installation type (back-to-back or pipe drop), and whether compliance certificates are included. In Victoria, a Certificate of Electrical Safety and VBA Plumbing Compliance Certificate are mandatory — confirm they're included in the price.
